FREQUENTLY ASKED QUESTIONS

Do you need planning permission to build horse stables?

Planning permission is usually required when:

  • You're making changes to land of a significant quantity (converting a pasture into an arena, for example)
  • The stables are for uses other than private, as is the case when used for livery, riding schools, or breeding
  • Stables are built on agricultural land
  • Structures are built to be permanent, as with brick-built or timber-framed on concrete bases


If your land is currently classified as agricultural, using it for horse stabling (even when intended for personal use) is considered a material change of use and so this will require planning permission in most cases.

Do you need to pay council tax on stables?

You could pay council tax if your stables are in your garden. Generally you'll need to pay business rates on your stable otherwise, unless you use your horses for famring. If we build your stable, we can discuss this in the planning stage.

Do horse stables need foundations?

Fixed horse stables do need foundations in the initial stages of construction to prevent them from sinking in changing ground conditions and to withstand storms. As the UK experiences a wide range of weather year-round, it is imperative to build foundations first and foremost.

Do horse stables attract rats? How can I prevent this?

Rodents are a recurring problem in horse stables, and can become a nuisance in the winter when they migrate to stables for warmth and shelter, along with food and water. The best way to prevent an infestation is to keep your stable clean and tidy, store feed securely, and ensure all entry points are sealed when the stable is not in use.
